Landscaping 2009


Lawns by Hand, Inc. is the landscaping service provider for the neighborhood, and they will normally be working on Monday, Tuesday and Wednesday, weather permitting.

If you'd like extra work done on your property, please feel free to contact them directly for a price quote. (This extra work is at the property owner's expense.)

Landscaping Committee


A landscaping committee has been formed to better monitor the community landscaping services. Starting in February, should you have any landscaping issues that are not being addressed, please contact your Street Landscaping Representative.

Landscape Specifications

  1. Weekly mowing of all lawns during growing season, weather permitting.
  2. Power edge all hard surfaces such as sidewalks, curbs, driveways etc. as needed to maintain a neat appearance.
  3. Power edge all soft surfaces such as shrub beds and tree wells as needed to maintain a neat appearance.
  4. String trim at mowing height in areas inaccessible to mowers during each mowing visit.
  5. Shrub pruning as needed to maintain the natural form of the plant and a neat appearance. Shrubs in the back yards of property, if accessible, to be pruned as needed as well. Shrubs up to 12' tall will be pruned.
  6. Ornamental tree pruning (No Native Trees) as needed during the active growing season to elevate tree canopies to provide clearance for pedestrian and vehicular traffic and to avoid contact with buildings or other structures. Trees up to 12' will be pruned.
  7. Dormant tree and shrub pruning once annually during the dormant season, where necessary. Removal of dead material from perennials and ornamental grasses as well as thinning of trees and shrubs to promote new growth.
  8. Weed control scouting and in shrub beds, sidewalks, curbs, parking areas and etc. during each mowing visit. All weeds to be removed by chemical, manual or mechanical means.
  9. Clean up of all contractor caused debris as required from sidewalks, curbs, roads, parking areas, turf areas and shrub beds during each service visit. All areas to be cleaned with power blowers.
  10. Police all grounds on each regularly scheduled visit to remove all litter and debris.
  11. Leaf clean up to be performed with power blowers on each regularly scheduled visit during October through December.
  12. Turf program (fertilize and weed control) of five (5) applications per year. Applications to be made every other month beginning in February and ending in October.
  13. New tree and shrub program to consist of 2 applications per year. Every spring a balanced fertilizer must be applied to sustain and promote plant growth during the growing season.
  14. Fire ants will be treated individually as they appear.
  15. Fescue over seeding. Performed in September.
  16. Backyard Maintenance: Mow, edge weekly and trim shrubs.

Note: Backyards must be accessible for work to be performed.

TURF MAINTENANCE:


Turf Maintenance shall consist of mowing, edging and trimming weekly during growth season. (Using a rotary mower)

Warm Season Grasses:

  • Bermuda, Zoysia and Centipede will be maintained between ½ - 2 inches during the growth season.
  • Warm Season Grasses will be scalped in late February or early March according to weather conditions.

Cool Season Grasses:

  • Fescue, Kentucky Blue Grass, and Rye Grass will be maintained between 2-3 inches during growth season and between 3-4 inches during winter months.

FERTILIZATION:

  • Pre-Emergence Herbicide (with fertilizer) will be applied (3) three times annually for both warm and cool season grasses.
  • Warm season turf will receive applications in January, March and October.
  • Cool season turf will receive applications in January, March and May.
  • Post emergent herbicides will be applied as need to control weeds not controlled by pre-emergence program.
  • Warm Season Grasses: will receive fertilizer (3) three times annually in April, June and August. Lime will be applied to warm season grasses in December
  • Cool Season Grasses: will receive fertilizer (3) three times annually in July, September, and November. Lime will be applied to Cool Season Grasses in September.

SHRUB & TREE MAINTENANCE:

  • Shrubs and trees will be neatly trimmed and pruned to maintain the natural character of each plant.
  • Trimming and pruning will be done as needed to maintain healthy growth.
  • Heavy pruning on all trees will be done in the non growth season.
  • New shrubs and trees will be fertilized (2) two times annually, first application in the early spring to stimulate growth, and second application in the late summer.
  • All shrubbery will be treated with contact and or systemic insecticides and fungicides as needed to control insect and disease damage.

SEASONAL COLOR:

  • Seasonal Color will be replaced in agreed upon locations (2) two times annually. Lawns By Hand, Inc. will decide the appropriate seasonal color unless other recommendations are given by an association representative.
  • Annual Flowers will be billed separately @ $1.25 per 4-inch pot.

IRRIGATION MAINTENANCE:

  • Irrigation systems will be monitored weekly during growth season according to weather conditions.
  • All repairs will be billed separately after receiving approval from an association representative.

LITTER & DEBRIS REMOVAL:

  • Litter and debris will be cleaned up weekly from common areas year around.
  • Clean up from extensive storm damage will not be included as part of this agreement.

PINESTRAW/MULCH APPLICATION:

  • Pine straw and/or mulch application will be (2) two times annually (January and July).
  • Prior to pine straw/mulch installation all bed lines will be trenched to a depth of 2 inches. Pine straw/mulch will be installed to a depth of 3 inches in all bed areas.
  • Pine straw will be billed separately @ $4.00 per bale.
  • Mulch will be billed separately according to specific type, amount and market price.

AERATION/OVERSEED:

  • Warm Season Grasses: aeration will be performed as needed at an additional charge.
  • Cool Season Grasses: aeration and over seeding will be performed in September or as needed at an additional charge.
  • Fescue turf areas will be seeded with a turf-type tall fescue and will be billed at $1.00 per pound.
  • Seed will be applied at a rate of 5 pounds per 1000 sq. feet.

WEED CONTROL:

  • Bed and turf areas will be treated for weeds as needed.
  • All bed and turf areas will be kept weed free by manual or chemical means as necessary.
